Whether your home is a newer build in one of the growing subdivisions or an established property you’ve loved for years, the principles here apply to you. Think of it less like a checklist and more like a conversation the kind we’d have if you sat down with me over coffee to talk through your move.

You don’t have to do everything perfectly. But the homeowners who follow a plan, even loosely, almost always sell faster and for more money than those who wing it. That’s what this is for.

How to Use This Plan

Work through each week in order. Don’t stress if life gets in the way. The phases build on each other: a well-prepared home leads to better photos, better photos lead to more showings, and more showings lead to stronger offers. Complete the checkbox tasks as you go, and note the ‘Pro Tip’ callouts for insider guidance specific to the Tea and Huron area markets.

Weeks 9–10 | Go live, manage showings, and navigate offers

 

WEEK 9

Listing Launch Week — Go Live!

Focus: Maximize your first 7 days on market. This window is gold.

Your home is live. This is the week to be as flexible and accommodating as possible with showings — even if it’s inconvenient. The first 7–10 days generate the most traffic, and a home that’s hard to show gets skipped.

Keep the home show-ready at all times. A 30-minute warning should be enough time to do a quick sweep and leave. The goal this week: as many showings as possible, as quickly as possible.

Accept every reasonable showing request —>  flexibility drives offers

Leave lights on and home at a comfortable temperature before each showing

Remove pets or arrange pet care during all showings

Track feedback from each showing to spot patterns early

Consider having your agent host a well-marketed open house

 

WEEK 10

Review Offers & Negotiate Strategically

Focus: Don’t just accept — negotiate to your best possible outcome.

When offers come in, take a breath. You don’t have to accept, reject, or counter immediately. Review each offer carefully, counter if needed, even on strong offers, since there may be room to improve price, timeline, or terms. Our team will help you navigate the decision within the specified timeline.

Key things to evaluate: sale price, financing contingency and loan type, inspection contingency terms, appraisal contingency, closing date, and what’s included (appliances, fixtures, etc.).

Review all offers within the response deadline

Compare net proceeds — not just price — across competing offers

Consider a ‘highest and best’ request if multiple offers arrive

Negotiate inspection contingency terms carefully

Sign the purchase agreement once terms are agreed. Now you’re under contract!

 

Pro Tip: Handling Multiple Offers

If your home is priced right and the Tea, Huron or Miller, SD market is active, you may receive multiple offers in the first week.

Evaluate more than just price.  Financing type (cash vs. conventional vs. FHA), contingencies, earnest money, and closing timeline all matter. The highest offer isn’t always the best offer.
